Abstract

ABSTRAKSI Di dalam jual-beli khususnya jual-beli benda tidak bergerak (tanah, rumah dan lain-lain), praktek sering kali sebelum dilakukan jual-beli terlebih dahulu yang dibuat dihadapan Notaris. Timbulnya sengketa perdata dari pengikatan jual-beli dengan Akta Notaris dalam praktek disebabkan antara lain oleh : Tidak terpenuhinya perjanjian sebagai tercantum dalam akta pengikatan jual-beli tanah; Salah satu pihak meninggal dunia sebelum perjanjiannya selesai dilaksanakan; Salah satu pihak atau masing-masing pihak bertindak atau berbuat tidak sesuai dengan ketentuan dalam perjanjian. Bahwa peranan Notaris untuk menghindari timbulnya sengketa dari akta pengikatan jual-beli atas tanah adalah :Notaris dalam pembuatan Akta Pengikatan Jual-Beli dilengkapi    dengan kuasa-kuasa antara lain : Kuasa Menjual; Kuasa Mutlak; Kuasa untuk Menjaminkan.            Apabila dalam Pengikatan Jual-Beli tersebut harga jual-beli tanah telah lunas maka kuasa-kuasa tersebut langsung diserahkan kepada pembeli, untuk kelanjutan balik namanya. Tetapi apabila dalam pengikatan jual-beli tersebut harga jual-belinya belum  lunas maka akta kuasa-kuasa tersebut beserta surat pemilikan hak atas tanahnya ditahan dikantor Notaris / ditunda penyerahannya kepada pembeli sampai kedua belah pihak telah menyelesaikan kewajibannya masing-masing.Bahwa upaya yang terbaik untuk mengatasi permasalahan Hukum, sehubungan dengan dibuatnya pengikatan jual-beli hak atas tanah dewasa ini adalah :Mengadakan transaksi jual-beli dengan baik dalam pengertian memenuhi persyaratan hukum, Para pihak di dalam mengadakan pengikatan jual-beli harus mematuhi isi dari perikatan misalnya melunasi harga jual-beli tepat pada waktunya.

Abstract

ABSTRAKTujuan penelitian ini adalah untuk mengetahui pengaruh langsung kepribadian, Organizational Citizenship Behavior (OCB) dan motivasi kerja terhadap kinerja serta pengaruh tidak langsung kepribadian terhadap kinerja melalui OCB maupun motivasi kerja. Populasi penelitian 133 perawat PNS di RSUD X dengan sampel 100 orang yang dipilih dengan metode simple random sampling. Pengumpulan data menggunakan kuesioner dengan skala likert dan skala rating. Teknik analisis data menggunakan statistik deskriptif dan teknik analisis jalur (path analysis). Hasil penelitian menunjukkan kepribadian, OCB dan motivasi kerja berpengaruh langsung positif terhadap kinerja. Kepribadian berpengaruh langsung positif baik terhadap OCB maupun motivasi kerja. Kepribadian juga memiliki pengaruh tidak langsung terhadap kinerja baik melalui OCB maupun motivasi kerja tetapi tidak signifikan. Rumah sakit dapat meningkatkan kinerja perawat melalui penguatan kepribadian, OCB dan motivasi kerja.ABSTRACTThe aim of this research is to determine the direct influence of personality, Organizational Citizenship Behavior (OCB), and work motivation on performance as well as the indirect influence of personality on performance through OCB and work motivation. The research population was 133 civil servant nurses at RSUD X with a sample of 100 people selected using the simple random sampling method. Data collection used a questionnaire with a Likert scale and rating scale. Data analysis techniques use descriptive statistics and path analysis techniques. The research results show that personality, OCB, and work motivation have a direct positive effect on performance. Personality has a direct positive effect on both OCB and work motivation. Personality also has an indirect influence on performance, both through OCB and work motivation, but it is not significant. Hospitals can improve nurse performance by strengthening personality, OCB, and work motivation.

Abstract

Small micro and medium enterprises (SMEs) in Subang Regency are still not optimal in using digital financial products in their business transactions. This is due to their limited understanding of digital financial products and how to access them. Basedon these conditions, this community service program is aimed at increasing the literacy of digital financial products owned by banks for SMEs under the guidance of UPTD-PLUT KUMKM Subang Regency. Activities begin with providing training, monitoring and evaluation. The training provided focused on knowledge and understanding of the importance of using digital finance in SMEs business management as well as the introduction of bank digital financial products such as internet banking, mobile banking, and QRIS. In addition, participants also gained an understanding of financing, especially the working capital financing credit to individuals on the SMEs scale who are productive and viable but do not yet have additional collateral or the additional collateral is not sufficient that called Kredit Usaha Rakyat (KUR), which includes procedures, requirements, loan value, term, and installment simulations. The methods used involved lectures and interactive discussions, while the effectiveness of the training was evaluated through pre-test and post-test to assess the participants' knowledge improvement. The results showed that the training was effective in improving participants' understanding. Based on spiderweb analysis, there was a significant increase in several banking literacy indicators. Participants also showed high enthusiasm during the discussion sessions and better understood the use of digital financial products to support business financial management. Overall, this program succeeded in strengthening the banking literacy of SMEs in Subang Regency, especially in knowing and utilizing digital banking services and financing such as KUR. This increased understanding is expected to help SMEs optimize their business management through digitalization to support better business growth.
