Abstract

Understanding the risks and opportunities in real estate investing is an exciting study for academic purposes and business applications in the field. The author believes that this question is very relevant to be discussed to understand the opportunities and risks if someone wants to run a property business, which is a very lucrative business opportunity. To complete the discussion of this theme, we have conducted a series of electronic data searches on several publication databases, journals, books, and websites that actively discuss the risks and opportunities of investing in real estate, both nationally and internationally. We cannot describe the data validly and adequately if we do not do an in-depth study first, involving a data coding system and a thorough evaluation to get data findings that can answer. We carried out data published in the last ten years from 2010 to 2021, considering that today's data is so fast that it continues to change and evolve. Based on the phenomenological study we saw from the extensive data exploration. We found several points which in general were understanding the opportunities of the risk of investing in property, so based on this discussion, we can conclude that the opportunity is this considering that property is a business that never runs out and cannot be as easy as others are in motion and the sale and purchase, they only need to maintain, and the risk will usually occur if mismanagement and natural disasters such as floods and fires, the rest of the property business opportunities are indeed very promising. Thus, this finding should be a complement to the same studies.

The author believes that along with technological advances, more and more business transactions are carried out electronically. So along with that, there are also business actions that harm consumers. For this reason, the author has conducted a search for scientific evidence to support the hypothesis of this study on a number of databases that discuss the issue in question. We then analyze the data to get a valid and convincing understanding. Based on the findings and discussion of the results, we can conclude that the consumer protection law needs to be strengthened with more binding rules while still taking into account the basic existing consumer protection laws, namely UUPK article 4 of electronic trading regulations.

Abstract

This study aims to systematically examine the influence of competence, work experience, motivation, and emotional intelligence on leadership effectiveness and organizational performance. Employing a systematic literature review approach, 20 relevant scholarly articles from various sectors—including education, government, and private organizations—were analyzed. The articles were selected based on stringent inclusion and exclusion criteria and evaluated using thematic content analysis within the PRISMA framework. The results show that all four variables significantly contribute to leadership effectiveness and organizational performance, with emotional intelligence emerging as the most dominant factor (supported by 17 studies), followed by competence (16), motivation (14), and experience (13). These findings highlight that effective leadership is not only driven by technical skills and experience but is also strongly influenced by the leader’s ability to manage emotions and intrinsic motivation. This research contributes to the development of personality- and emotion-based leadership models and provides valuable insights for strategic human resource development in modern organizational contexts. Future studies are encouraged to adopt quantitative approaches and explore underrepresented sectors to enrich the generalizability of findings.

Abstract

This study aims to explore the values of sustainable finance within the practice of Environmental, Social, and Governance (ESG) through a multi-case study in Indonesia. The research focuses on how companies internalize ESG not merely as a regulatory obligation but also as a strategy to build competitiveness, reputation, and long-term sustainability. The research employed a qualitative approach with a multi-case study design, collecting data through in-depth interviews, sustainability report analysis, and official document reviews. Data were analyzed using thematic analysis techniques with triangulation to enhance the validity of the findings. The results indicate that ESG implementation in Indonesia remains diverse: while some companies have integrated ESG into their business strategies, others tend to engage in symbolic reporting (greenwashing). Strong ESG practices have been proven to generate positive impacts on sustainable financial value, including increased profitability, strengthened stakeholder relations, and more effective risk management. Furthermore, ESG implementation contributes significantly to society through social empowerment, environmentally friendly technological innovation, and the enhancement of sustainability literacy. The study concludes that ESG plays a pivotal role as the foundation of a sustainable financial system in Indonesia. These findings reinforce the argument that ESG practices are not merely compliance instruments but also essential drivers in creating long-term economic and social value.
